MOLD CONTAMINATION ASSESSMENTS
The first step in assessment is to non-intrusively determine if mold is present by visually examining the premises; visible mold helps determine the level of remediation necessary. If mold is actively growing and visibly confirmed, sampling for its specific species is unnecessary.
Intrusive observation is sometimes needed to assess the mold level. This includes moving furniture, lifting (or removing) carpets, checking behind wallpaper or paneling, checking ventilation ductwork and exposing wall cavities. Detailed visual inspection and the recognition of moldy odors should be used to find problems. Efforts should focus on areas where there are signs of liquid moisture or water vapor (humidity), or where moisture problems are suspected.

MOLD REMEDIATION PROJECT MANAGEMENT
Significant mold growth may require professional mold remediation to remove the affected building materials and eradicate the source of excess moisture. In extreme cases of mold growth in buildings, it may be more cost-effective to condemn the building than to reduce mold to safe levels. The goals of remediation are to remove (or clean) contaminated materials, preventing fungi (and fungi-contaminated dust) from entering an occupied (or non-contaminated) area while protecting workers performing the abatement, and design permanent control measures to prevent future mold growth.
LEAD-BASED PAINT BUILDING SURVEYS
We offer an efficient, affordable option that will allow you to assess your entire building without the need of cumbersome paint scrapings or unreliable chemical stick tests. We employ the latest in non-destructive XRF technology to assess painted surfaces, talking literally hundreds of measurements in real time, through multiple layers of paint. All measurements are electronically recorded on our portable instruments and downloaded directed to a PC for computer generated reporting. Thanks to XRF technology, owners of all types of property can now afford thorough lead-based paint assessments.
LEAD-BASED PAINT RISK ASSESSMENTS
Because lead exposure can come from several sources, and because the route of exposure isn’t always obvious, risk assessments are often required. Full risk assessments consider environmental sources of lead including lead-based paint, water supply, household dust, and food – as well as lifestyle factors such as hobbies, renovation practices, and occupation. We perform all aspects of a full risk assessment. Our risk assessors are trained in EPA certified courses, and regularly take additional training to keep abreast of current regulations and technology. All on-site sampling is performed using our own highly trained field technicians, and all sample analyses are completed using a NYSDOH certified and NLLAP certified laboratory.
PHASE ONE ENVIRONMENTAL SITE ASSESSMENTS
An environmental site assessment (ESA) is a report prepared for a real estate holding that identifies potential or existing environmental contamination liabilities. The analysis, often called an ESA, typically addresses both the underlying land as well as physical improvements to the property. A proportion of contaminated sites are "brownfield sites." In severe cases, brownfield sites may be added to the National Priorities List where they will be subject to the U.S. Environmental Protection Agency's Superfund program.
The actual sampling of soil, air, groundwater and/or building materials is typically not conducted during a Phase I ESA. The Phase I ESA is generally considered the first step in the process of environmental due diligence. Standards for performing a Phase I site assessment have been promulgated by the US EPA and are based in part on ASTM in Standard E1527-13.
If a site is considered contaminated, a Phase II environmental site assessment may be conducted, ASTM test E1903, a more detailed investigation involving chemical analysis for hazardous substances and/or petroleum hydrocarbons.
WOOD DESTROYING INSECT & WOOD DESTROYING ORGANISM REPORTS
A Wood Destroying Insect Report (WDI Report) is generated during a home inspection while looking for wood destroying insects such as termites, carpenter bees, carpenter ants, and powder post beetles. A WDI Report are required by some banking institutions when buying a new home.
